So after just moving in this is my honest review. Anyone looking to rent, as well as current ownership this is for you: Rooms look a lot cleaner but actually the paint jobs need a lot of work but that’s no big deal. Somehow it looks older than only 5 years. A/C works amazing. Balcony is very nice and furniture is nice but the couch cushion is completely ripped. The pool is filthy I’ve never seen a pool so dirty, absolutely unacceptable. Parking is horrendous past 11 pm, you have to wait all night for an open spot, no clue why they wouldn’t just have a parking garage. Stairwells badly need to be power washed. Bathrooms are very big and clean, carpet is clean but could be cleaner. Appliances are fine and the mattress is extremely comfortable. Location is also great right next to Publix and aldis. Also bajas, Wendys, and McDonald’s. Almost everyone who lives here is a student, must at FSU. Overall am i satisfied with staying here for the year, YES, but they need to clean this pool asap! However would i stay here again next year, NO. New ownership should be fixing all these problems. Staff was great tho, extremely friendly and helpful, not sure about maintenance yet. UPDATE: pool was cleaned almost immediately after this review. Very good. Parking has not really been an issue since they started towing again. Really good on call response if you get locked out or have issues in the night. Left a 2/5 but increasing it to 3.5/5. After living here for over a month now, I’m pretty satisfied with the place. but they should still power wash the staircases and hallways, just a bad look for potential new renters.

I have been a tenant for 3 years now and I have enjoyed living here. I don’t encounter many problems but when I do, the staff handles them terribly. Recently, our electronic lock was not working. It was stuck on a red light for several hours. When calling the leasing office, she informed me that she “don’t know” how to change the battery (???) and the people that do weren’t there yet. When they arrived, she called back and told me that the batteries were not working and they had to call a locksmith. The locksmith was called and didn’t arrive until after 5pm. He took the lock off of our door without our knowledge, leaving our door with NO LOCK!!!!. ANYONE could have gotten in. I called the front office and asked was this not a safety hazard and they responded “I’m not sure.” HOW ARE YOU NOT SURE!?!? He came back and put a manual lock on our door, leaving one key. There is more than 1 person living here. I asked what the complex could do for the inconvenience, they had nothing to offer. The following morning, I emailed them to inform them that we only had one key and to let me know if I needed to make a new one. I also asked again what could be offered because everyone else has an electronic lock and we have a manual one. They responded again that they have nothing to offer. They also asked me not to get a key because they would have one for us it’s just taking longer than expected to get one. That was now 4 days ago and I still don’t have a key from them. If I would not have asked, they wouldn’t have said anything. Very disappointed at how this situation is being handled!!!!

Oktiv is the place to be! I have only lived here for a short amount of time but I can positively say that I have loved every moment of it. The rooms are spacious, clean, and look nice. The amenities are amazing, the appliances too and the scenery of the area. Only negative I would say is parking but don’t worry you will always have parking just might have to walk an extra 15 steps. Phenomenal place highly recommend. Thank you

So far everything has been great! Super friendly staff , maintenance has been pretty fast for repairs , amenities are good , the apartment itself is nice but can be overly dusty at times with witch you need to keep up with , beds are comfortable and I love the layout of the apartment. The only issue I have is with the pool being dirty in which hopefully they address soon

I have not even moved in and these people have already been the worst. I am moving in to an apartment on the 5th floor and the elevator is broken. They said it will not be fixed until next month and “good luck” No compensation offered. When i brought up the fact that i need something in return for this move they told me good luck and they have been told by management that they cannot do anything for us. It is only one half of the building they would have to help 30 people maximum. This is their first year managing the apartment complex and that’s the foot you start off with telling college kids goodluck and rehearsing with your team to tell people there’s nothing we can do. This is pathetic and sad that’s how you treat newly signed tenants. I have medical issues that won’t allow me to carry boxes up 4 flights of stairs not to mention it’s 95 degrees outside in august it’s a safety thing too! I’m not sure if management will be able to say goodluck when someone passes out and falls down the stairs. Terrible customer service, terrible management! Not the welcome home anybody wants!

DO NOT SIGN/ LIVE HERE. Management is terrible. The walls are very thin and some tenants are loud all the time, especially after midnight when most students would like to have a good rest.The management don't match roommates by preferences and you are bound to live with roommates who have a very different lifestyle from you if you were to have random roommates selection. There are a lot of amenities (just like any other apartments in Tallahassee), what sets this place apart from others is how they aren't well maintained nor cleaned. The utilities are not around $35/ month, they are $75/ month and you would have to pay for utilities on property. The location is great but if you aren't someone who cooks often, what's the point of living next to Publix? Disregard all the positive reviews of this terrible living community, it looks pretty on the outside but it is horrible on the inside (people living here). If parking is next to your room, you are bound to hear revving noises every night around 1-3 am. There is a lot of parking, however, you won't find spaces to park at night because a lot of guests don't park in their designated areas and the apartment does not do anything about it. Community assistants here are friendly but they are incapable of completing tasks that are asked from residents. Leasing managers cares more about whether they make money than the residents. Before signing a lease, these people are always nice and everything is perfect. Just an FYI, if you need someone to sublease, you need to pay a lot of money just to get out since the management loves money and that is the only thing they care about.
